What makes a Baccara PRC home purchase different?
A buyer of a Baccara PRC fraction is looking for a refuge from the ordinary. What you will get is a home that has every conceivable convenience at your fingertips in spectacular locations; much like a resort. You will also receive phenomenal concierge services at your request, top-quality property management and maintenance of your property, and online user convenience through our cutting-edge website. And, you will satisfy your need to be outdoors with our recreational vehicle package which will enhance the exhilaration of your active lifestyle; whether it’s tearing it up on the slopes, the trails, or on the water.
Does Baccara PRC sell timeshares?

No. With a fractional, the owner is purchasing a piece of real estate, a fraction of the house, and his name goes on the title deed according to his percentage of ownership. With a timeshare, the owner does not own real estate, but time. A typical owner of a timeshare will own two weeks out of every year. The timeshare owner does not own the underlying real estate asset and does not participate in any of the property’s appreciation and potential tax benefits.

How many others will own the same home?

A maximum of eight other owners will own the same home.

Who manages the property and amenities?

Baccara PRC has hired well-respected, local property management companies  to oversee each residence’s maintenance and service requirements, as well as the amenities that come with your purchase.

How liable am I for the home and ‘toy package’?

Baccara PRC puts each home in a separate LLC with its own insurance. It is recommended that owners have a policy in place much the same as a second home insurance policy.          

In order to protect each club member from liability should an accident occur from the use of the recreational vehicles, all vehicles will be owned by a holding company that will be independent from the club members but specifically set-up to provide the vehicles for our members’ use. The holding company will carry collision and personal injury insurance. The vehicles will be maintained according to manufacturer’s standards and on an as-needed basis. 

Can I allow guests to use my time without me?

Yes.  Unaccompanied guests may use your time, provided you coordinate it through our property management company first. They will be held to the same responsibilities and restrictions as you are as the owner.

Are there tax benefits to owning a Baccara PRC residence?

Yes, there can be tax benefits much the same as you would receive as a whole owner of a second home.

Can I use a 1031 Exchange to purchase my ownership?

Yes. 1031 Exchanges are possible, along with cash purchase, or regular financing through one of Baccara PRC’s preferred mortgage lenders who will lend at competitive market rates.

Are pets or smoking allowed in the homes?

No. Both are not permitted in any Baccara PRC residence.

Are there other fees to ownership?

Yes. There is a Homeowners Association fee billed to each owner every month. Also, after every stay, a housecleaning fee and concierge fee for services rendered will be billed to the owner.

Can I rent my time out?

Yes. Homeowners may rent the home out during weeks they are entitled to. Unaccompanied guests (renters) are held to the same rules and restrictions as the owners, but may not use the recreational equipment, as they are not registered with Baccara PRC.

How much time can I use the home?

Every owner is entitled to six weeks per year.

Can I exchange my time with other owners?

Yes. Contact Baccara PRC via email or phone to make a request for an exchange. We’ll be happy to accommodate you as best we can.

Can I exchange my time if I cannot use it?

Yes. If you find that one of your weeks is in conflict with other arrangements, with proper advance notice, you may contact us to see if there is another week available at your property.

How do I sell my ownership?

Selling a fraction is the same process as selling your home.

Is there any place to store my seasonal items when I’m not there?

Yes. Every home has a dedicated locker to store your personal items.
